As a RealtorŪ in Morrow County, I have multiple resources that we can utilize to find the right home for you. CRITERIA First we'll spend some time together talking about your criteria. Do you want a home in town or in the country? How many bedrooms? How many baths? Garage? Basement? How much square footage do you need? Do you want central air conditioning? How about a fireplace? Brick or frame construction? There are so many variables to consider, we have to lay out a plan of that "Dream Home" and determine the "Must Haves" and the items that would be desirable but not absolutely necessary. PRICE Next we'll look at your present financial situation. Do you presently own a home? How much equity do you have in your home? If you sell it, how much will you "cash out" to have available to put as a down payment on your new home? If you're currently renting, how much cash do you have available to cover down payment and closing costs? Based on answers to these questions we'll then examine your Income-To-Debt ratio. Income to debt is what lenders look at to determine the maximum allowable mortgage payment. By evaluating your gross monthly income and comparing it against your current monthly payments, (car loans, credit cards, child support, student loans, etc.) we can determine the price range we should be looking at. Doing this "homework" ahead of time saves a great deal of time and frustration on your part as my client. We'll know, going in to preview a home that it meets your criteria and your price. You'll be able to afford the payment and will feel more comfortable making the offer to purchase. HOW DO WE FIND IT? Once we have the criteria for your new home clearly defined, I enter that information into the MLS (Columbus & Central Ohio Multiple Listing Service) computer. Within seconds, I'll email photos and pertinent information on the homes or properties that meet your criteria. On a daily basis thereafter, I request "updates" from the computer that will email you all: NEW, PRICE CHANGE, or BACK ON MARKET listings. I review these, talk with you about them and we arrange for private showings based on your interest. Many of the homes that we'll be looking at I am familiar with perhaps because I've shown it to another client or as a result of our weekly "Office Tour" or the bi-weekly "County Tour". At both tours many agents from Real Estate offices throughout the county get together and tour each others new listings. This is just one way that we work together to market our clients properties.
