Nine Points (Advantages) of Proper Pricing

  1. FASTER SALE.  Properties priced appropriately for the local market sell faster.  Buyers look at many properties before buying and have been "comparison" shopping.  It's easy for a buyer to see when they're getting the most for their money.
  2. LESS INCONVENIENCE.  No need to adjust the sales price halfway through the listing.  No "offer/counter-offer" hassles.
  3. EXPOSURE TO MORE PROSPECTS.  Realtors (buyers agents) recognize appropriately priced properties and quickly recommend your property to their buyers.  Buyers truly interested and pre-qualified for your price range home will look and write offers faster.
  4. INCREASED SALES PERSON RESPONSE.  Because agents are acutely aware of the market and the properties currently available, they know when a property is priced correctly.  They know when a property will "sit on the market" and when it will move quickly.  Sales agents (all office) will show your property quickly and often to their buyer clients if it is priced appropriately in hopes of closing a sale.
  5. BETTER RESPONSE FROM ADVERTISING.  All buyers are looking for the "Most For The Money".  A correctly priced property attracts more attention and generates offers more quickly.

MORE MONEY TO THE SELLER.  Since properly priced listings sell more quickly with conventional means of financing, the closings are "cleaner"., costs to the seller are minimized and the transaction is completed in a very timely manner, thereby minimizing time and out of pocket expense to the seller.

AVOIDS BEING "SHOPWORN".  Since your home is priced appropriately and qualified buyers who are serious in your price range will be looking, and offers are generated more quickly, and closings are cleaner, ... you will not have your property on the market for ling periods of time.  You will not be "worn out" having hundreds of people through your home only to say "It's Priced Too High."
